When a roof has reached the end of its service life.
Replacing a roof is a decision most people would rather make once, with enough information to feel settled about it. Whether your roof has been patched three times in two years or you simply want to know how much life is left, it starts with an inspection and photographs of what's actually up there. From there we talk about what needs to come off, what can stay, and what the rebuild involves.

The Blackline way
What a Blackline replacement includes
01
Inspection & documentation
We walk the roof, photograph conditions, and check the attic where access allows before any scope is discussed.
02
Full tear-off
The old roof comes off to the decking. Layering over an aging system hides rot, adds weight, and shortens the life of everything above it.
03
Decking evaluation
With the roof open, we inspect sheathing for water damage, delamination and soft spots. Compromised decking gets replaced.
04
New underlayment & rebuilt details
Valleys, penetrations, pipe boots and edge metal are rebuilt — not reused.
05
Final surface & cleanup
Tile, shingle or metal installed to manufacturer spec. Magnetic nail sweeps, debris hauled, and a walkthrough with you.
Signs your roof has reached the end
- Leaks in more than one area, or a new leak every monsoon season
- Underlayment that tears or crumbles when handled during a repair
- Shingles that have lost their granules and feel soft underfoot
- Tile slipped or broken across multiple areas of the roof
- Daylight visible through the decking from inside the attic
- Sagging along a roof line
Straight talk
What separates a good replacement from a cheap one
The decking gets inspected. Once the old roof is off, the sheathing is either sound or it isn't — and finding out costs nothing at that moment. Covering it over is the most common shortcut on a low bid and the reason some new roofs fail early.
The details get rebuilt, not reused. Valley metal, flashing and pipe boots are cheap relative to the job and are exactly where Arizona roofs leak. Reusing them to save a few hundred dollars undermines everything above them.
You see the roof before the number. The scope comes from what the inspection found, so you're looking at the same photographs we're working from.

Roof Replacement: common questions.
Most residential replacements are measured in days, not weeks. Tile work and larger or steeper roofs take longer. You get a realistic window before we start.
