An inspection is worth doing before you need one — most roofs give warning long before they fail, and the warning is hard to see from the ground. Whether you're buying a home, preparing for monsoon season, or settling a question about a roof of unknown age, we get on the roof and photograph every area that matters. What you receive is documentation you can act on, not a sales pitch.

What we look at

The roof surface
Condition of tile, shingle or panel. Granule loss, cracking, slippage, prior repairs — and how those repairs were done.

The details
Valleys, flashing at walls and chimneys, pipe boots, vents, skylights and edge metal. These fail before the surface does.

The underlayment
On tile roofs, the layer doing the actual waterproofing. Its condition usually decides repair vs. replacement.

Drainage
Whether water leaves the roof the way it was designed to. Ponding, blocked scuppers and improper slope all shorten a roof's life.

The attic
Where access allows: staining, daylight, damp insulation, and evidence of past intrusion that never reached the ceiling.
When an inspection makes sense

Photographs of everything we found, an explanation that doesn't require a roofing background, and a clear statement of the roof's condition. If the roof is in good shape, we say so.
If it needs work, you can see exactly why — and that documentation is yours to take to any contractor you choose.
Inspections aren't a mechanism for selling roofs here. A recommendation you can't verify with your own eyes isn't worth much to either of us.
