Whether you're maintaining a foam system on its normal cycle or looking at a low-slope roof that has chalked out but is dry underneath, a coating can add years for a fraction of a replacement. We inspect and photograph the existing surface first — coating over a roof that has already failed underneath solves nothing.

When a coating is — and isn't — the right call
On foam, coating isn't optional: it's the maintenance that keeps the system alive. On a sound low-slope roof with surface-level failures, a coating restores the roof without a tear-off. On metal, it seals fasteners and seams while adding a reflective, rust-inhibiting layer.
But a coating is a surface treatment. If insulation is saturated, the deck has taken water, or the system has failed structurally, coating over it seals the problem in.
Coating is the least expensive path on a roof that qualifies, which makes it tempting to apply where it doesn't belong. If a coating would only buy you a season, we'll tell you and walk you through replacement instead.
