Roof Repair
Leak repair, tile repair and storm damage repair for homes and businesses across Mesa, Gilbert, Chandler and the Valley.
Mesa, Arizona
Leaks, broken tile and wind damage — traced to the source.
A ceiling stain usually means water has been moving through the roof for a while, and the entry point is rarely directly above it. Whether you're dealing with an active drip or a few tiles that came loose in a storm, we find where the water is actually getting in before anything gets patched. Repairs that treat the symptom tend to come back next season.

The Blackline way
How we approach a repair
01
We locate the source
We start where water shows up inside, then work backward across the roof and through the attic. Guessing produces callbacks.
02
We document what we find
You get photographs. If the damage is worse than described on the phone, you see the evidence instead of taking our word for it.
03
We repair the cause
Failed components get replaced, not sealed over. Sealant has a place on a roof, but it's not a substitute for correct flashing.
04
We tell you what's left
If the roof around the repair is near the end, we say so and explain the timeline. If it has years left, we say that too.
Repairs we handle
- Active leaks and ceiling stains
- Broken, cracked or slipped roof tile
- Wind-lifted or missing shingles after monsoon storms
- Failed flashing at walls, chimneys and skylights
- Dry-rotted pipe boots and vent penetrations
- Damaged valley metal and drip edge
- Underlayment failure in isolated sections
- Ponding and seam failure on low-slope roofs
- Punctures, blisters and worn coating on foam roofs
Straight talk
Why the leak isn't where the stain is
Water enters the roof, runs along framing or decking until it finds a low point, and only then drops onto the drywall below. Chasing the stain instead of the source is how a repair ends up being done twice.
Rubber pipe boots are the most common culprit in the Valley: the collar around a plumbing vent dries out, cracks in a ring, and sends water straight into the attic while the roof looks perfect from the ground. Flashing at walls and chimneys runs a close second, as thermal movement slowly works the sealant loose.
On tile roofs the tile itself is rarely the problem. Water gets past a broken piece and lands on underlayment that's spent two decades baking — which is why a tile repair sometimes turns into an underlayment conversation.
