Extending the Life of a Roof That Is Still Sound
Not every aging roof needs to come off. Whether you are maintaining a foam system on its normal cycle or looking at a low slope roof that has chalked out but is dry underneath, a coating can add years for a fraction of what a replacement involves. Our team inspects the existing surface and photographs its condition, because coating over a roof that has already failed underneath solves nothing.

How It Works
What a Coating Actually Does
A roof coating is a liquid applied membrane that cures into a seamless, flexible layer across the entire roof surface. It seals small cracks and pinholes, bridges seams, and puts a fresh, UV resistant skin over a substrate that has taken years of sun.
The reflective quality is the other half of it. A bright coating sends a substantial portion of the solar load back rather than letting it soak into the roof and the building underneath, which matters in a climate where roof surface temperatures run far above the air temperature for months at a time.
Coatings also flex. Arizona roofs expand and contract every single day, and an elastomeric surface moves with that cycle instead of cracking under it.

Good Candidates
When a Coating Is the Right Call
On Foam Roofs
Coating is not optional on foam, it is the maintenance that keeps the system alive. Recoating on schedule is what separates a foam roof that lasts decades from one that has to be replaced. See foam roofing.
On Sound Low Slope Roofs
If the substrate is dry and the failures are surface level, a coating restores the roof without a tear off.
On Metal
Coatings seal fastener penetrations and seams while adding a reflective, rust inhibiting layer over aging panels.
When to Replace
When a Coating Is Not the Right Call
A coating is a surface treatment, and it cannot fix what is happening underneath it. If insulation is saturated, if the deck has taken water, or if the existing system has failed structurally, coating over it seals the problem in rather than solving it.
This is where inspection matters most. Coating is the least expensive path forward on a roof that qualifies, which makes it tempting to apply where it does not belong. If we find that a coating would only buy you a season, we will say so and walk you through replacement instead.

FAQS
Common Questions
How Long Does a Roof Coating Last?
It varies with the system applied, the thickness, and how much direct sun the roof takes. Coatings are designed to be renewed rather than to last indefinitely, which is what makes them cost effective over the long run.
Will a Coating Stop My Leak?
If the leak is coming through the surface, often yes. If water is entering somewhere else and traveling, a coating will not address it, which is why the inspection comes first.
Can Any Roof Be Coated?
No. The substrate has to be sound and dry. Coating over a saturated or failed system traps moisture and shortens the life of everything underneath.
Does a Coating Help With Cooling Costs?
Reflective coatings reduce how much solar heat the roof absorbs. How much that translates to depends on the building, its insulation, and the roof area involved.
Is a Coating Cheaper Than Replacement?
Substantially, when the roof qualifies for one. That is precisely why it is worth having someone verify that it does.
