What You Receive
You receive photographs of everything we found, an explanation that does not require a roofing background, and a clear statement of the roof’s condition. If the roof is in good shape, we say so. If it needs work, you can see exactly why, and that documentation is yours to take to any contractor you choose.
Inspections are not a mechanism for selling roofs here, because a recommendation the customer cannot verify with their own eyes is not worth much to either of us.

What We Look At
The Roof Surface
Condition of tile, shingle, or panel. Granule loss, cracking, slippage, prior repairs, and how those repairs were performed.
The Details
Valleys, flashing at walls and chimneys, pipe boots, vents, skylights, and edge metal. These fail before the roof surface does and account for most of the leaks we get called out for.
The Underlayment
On tile roofs, the layer doing the actual waterproofing. Its condition usually determines whether you are looking at a repair or a replacement.
Drainage
Whether water leaves the roof the way it was designed to. Ponding, blocked scuppers, and improper slope all shorten a roof’s life.
The Attic
Where access allows, we look for staining, daylight, damp insulation, and evidence of past intrusion that never reached the ceiling.
Timing

Before monsoon season
Summer storms expose every weak point at once. Finding them in May costs considerably less than finding them in August.
Before buying a home
A general home inspection covers the roof briefly, usually from a ladder at the edge. A roofing specific inspection tells you what you are actually buying.
After a storm
Wind damage is often invisible from the driveway. Lifted shingles reseat themselves and broken tile hides on back slopes.

Most residential inspections take under an hour depending on roof size, pitch, and access. Commercial properties take longer.
Do I Need to Be Home?
It helps, particularly for attic access and so we can walk you through the findings in person, but it is not required.
Will Walking on My Tile Roof Break It?
Tile cracks under improper foot traffic. Our crews know how to walk tile, and any tile broken during an inspection is ours to replace.
How Often Should a Roof Be Inspected in Arizona?
Annually is reasonable for most Valley homes, plus after any significant storm. Sun and thermal cycling cause continuous change.
