Roofing in Maricopa County, Arizona

Tile dominates here. The master planned communities that went up through the late nineties and two thousands used concrete tile almost universally, and those roofs have now reached the age where the underlayment beneath the tile becomes the real question. The tile itself often looks fine, which is exactly why so many of these roofs get misjudged from the ground.

A much wider mix by age and roof type. Older Phoenix neighborhoods carry shingle alongside flat and foam sections, and mid century construction brought low slope roofs to a lot of residential streets where you would not expect them. Ahwatukee and Laveen skew newer, with more tile and a mix of pitched systems.

Custom homes, larger properties, and a heavier share of standing seam metal alongside tile. Architectural standards and HOA requirements shape material selection here more than anywhere else in the county, often before any other consideration enters the conversation.

Shingle is more common across much of this area than it is on the east side, and the housing stock varies considerably from newer Goodyear and Litchfield Park developments to Sun City’s much older inventory, which brings a fair amount of low slope and foam work with it.
