A roof coating is a liquid applied membrane that cures into a seamless, flexible layer across the entire roof surface. It seals small cracks and pinholes, bridges seams, and puts a fresh, UV resistant skin over a substrate that has taken years of sun.

The reflective quality is the other half of it. A bright coating sends a substantial portion of the solar load back rather than letting it soak into the roof and the building underneath, which matters in a climate where roof surface temperatures run far above the air temperature for months at a time.

A coating is a surface treatment, and it cannot fix what is happening underneath it. If insulation is saturated, if the deck has taken water, or if the existing system has failed structurally, coating over it seals the problem in rather than solving it.
